Site Description

This Bryant neighborhood home is getting ready to celebrate its 100th birthday with a full-scale deep energy retrofit that completely transformed its performance while maintaining its personality. We stripped the exterior down to its bones, removing siding, roofing, and both porches, and rebuilt with a high performance wall assembly engineered to thrive for the next century. The results are dramatic: air leakage dropped from 9.3 Air Changes per Hour (ACH) to an impressive 0.76 ACH, a 91% improvement. The basement’s triple pane windows were already up to the task, and the original main floor windows were upgraded to sleek, energy efficient Tilt Turn triple pane units.

The attic, previously a cozy living space, was elevated – literally. We raised the roof and added a foam Nailbase panel, supercharging the insulation in the unventilated roof assembly. The reimagined roofline and collection of new windows bathe the office/play space with natural light and a striking circular window perfectly frames Mount Rainier.

An existing Heat Recovery Ventilation (HRV) system and heat pump were fine tuned to match the home’s new level of efficiency. R 6 Rockwool insulation wraps the entire exterior like a warm coat and, to top it all off, fresh board and batten siding was installed, giving the home a modern, inviting look that matches its high performance upgrade.
