This 1908 Seattle arts and crafts house has been a tour favorite for many years! It has been remodeled to conserve and produce energy with the ultimate goal of net zero. We reached that goal in 2016 certified by the Living Building Challenge, the first remodeled home in Seattle to do so. Additional goals for this all electric home was to increase the size of livable space and to restore our home to its original architecture. We have also installed battery backup on the solar electric system on the garage. If the power goes down we can continue to run critical circuits. We have installed a very extensive rain collection system to water the garden and deliver potable water in an emergency. The home is heated by a heat pump that runs hot water through in floor heating. Domestic hot water is produced by a solar hot water system. Electric vehicles are charged off the solar system and charging stations are made available to the public.

This winter we tackled a redo of the half of the kitchen we had not finished as part of our original remodel. We bought new appliances that are energy efficient, smaller refrigerator and an induction range. We added a new smaller microwave that includes an air duct, venting the cooking fumes to the outside. We added some cabinets, tile backsplash, small granite countertop, and trim with 95% of materials coming from Ballard Reuse. The new rainwater tank that we added in 2018 is now fully functional (it was partially installed last tour)
